Eco Heating: Rose Cottage is heated by an air source heat pump — a low-carbon alternative to gas. It works differently to traditional heating, so please read the tips below.

Set your temperatureWe recommend 20–21°C for comfort. The system is pre-set for you — adjust using the + / − buttons

Be patientAir source heat pumps heat gradually — this is normal. Don't crank it up expecting instant heat; it works slowly and efficiently
🪵The Log Burner

The log burner is in the main living room and is the cosiest way to heat the space on colder evenings.

Open the air ventsTwist the bottom vent fully open before lighting

Use the kindlingPlace 2–3 firelighters and a handful of kindling in the grate. Light with the long matches provided

Add logs graduallyOnce kindling is going well, add one small log. Build up slowly — don't overfill

Adjust the air ventOnce burning well, reduce the vent to maintain a steady burn. Never fully close
  • Logs are in the basket beside the burner and in the log store outside
  • Use only the logs provided — never burn rubbish or treated wood
  • Always use the fireguard when leaving the room
  • Allow the fire to die down fully before going to bed
🚿Hot Water
  • Hot water is continuous — no need to pre-heat a tank
  • Water pressure is [good / normal] throughout — shower is thermostatically controlled
  • The shower in the master ensuite: turn the dial anti-clockwise for hotter, clockwise for cooler
  • Allow 30 seconds for hot water to arrive at the tap

Fill the water tankLift the tank from the back of the machine and fill to the MAX line. Replace firmly

  • Coffee pods are in the drawer below the machine — various strengths available
  • Used pods: drop into the drawer compartment inside the machine head — it auto-ejects
  • Please refill the pod drawer from the supply box if running low
🍳Induction Hob
  • Touch-sensitive controls on the surface — press and hold the power symbol to activate
  • Select a zone by touching it, then use + / − to adjust heat (1–9)
  • Requires induction-compatible pans — all pans provided are compatible
  • Important: The hob surface stays hot for a while after use — the "H" indicator will show. Keep children away
  • Wipe clean with a damp cloth once cooled — never abrasive cleaners
🫙Oven & Dishwasher

Oven: Turn the left dial to choose function (fan recommended), right dial for temperature. Pre-heat for 10 mins before cooking. Trays and racks are in the lower drawer.

Dishwasher: Tablets are under the sink. Pull out the lower rack, load, add tablet to the compartment in the door, select 'Quick 45' for normal loads. Press Start and close the door firmly.

Washing machine: Door opens left. Select temperature (30°C for most items), press Start. Detergent in the drawer — use the 2nd compartment for liquid.

🗑️Bins & Recycling
  • General waste: Black bags under the sink — black bin outside
  • Recycling: Glass, tins, plastics, paper — blue recycling bin to the left of the gate
  • Food waste: Small caddy on the worktop — green bin outside
  • Bin collection day: [your collection day, e.g. Tuesday]
  • Please bag all waste securely before placing outside
Eco Feature
EV Car Charger

Complimentary use: The EV charger is available to guests at no extra charge — powered by our solar panels. Please be considerate if multiple guests have electric vehicles.

How to Use the Charger

The charger is a [brand, e.g. Ohme / Zappi / Pod Point] home unit, located [in the car port / on the wall to the right of the parking area].

Locate the cableThe cable is stored on the hook beside the unit. It is a Type 2 connector (compatible with most EVs)

Connect to your carOpen your car's charging port. Push the connector in firmly until you hear a click

Connect to the unitPlug the other end into the wall unit. The light will turn green when charging has started

Charging speedThe unit provides 7kW (Type 2), which adds approximately 25–30 miles of range per hour

When doneUnlock your car first, then remove the cable from the car, then from the wall unit. Hang the cable back on the hook
☀️Our Solar System

Rose Cottage generates its own electricity through roof-mounted solar panels, stored in a battery system. This powers the cottage — and your EV.

  • On sunny days, the cottage runs almost entirely on solar power
  • At night or in low sun, the battery storage takes over
  • The grid connection is a backup — so your carbon footprint here is minimal
  • Charging your EV overnight is ideal as the battery may have stored energy during the day

  • Rose Cottage is in a quiet rural hamlet — please be mindful of neighbours at all times
  • Quiet hours: 10pm–8am — no loud music, outdoor gatherings or raised voices during these hours
  • Music through speakers is welcome indoors at a respectful volume
  • Please keep car doors and boots closed quietly when arriving late
  • The garden is for use until 9pm — no outdoor parties after this time
🚭Smoking & Vaping
  • Strictly no smoking or vaping indoors at any time
  • Smoking is permitted in the garden only — please use the ashtray provided
  • Extinguish cigarettes fully and dispose of butts responsibly
  • A cleaning surcharge will apply if the cottage smells of smoke
🐾Pets
  • 1 well-behaved dog is welcome — please confirm in advance
  • Dogs are not permitted on furniture or beds
  • Please clean up after your dog in the garden and on walks
  • Dog towels and a water bowl are in the boot room
  • Please do not leave dogs unattended in the cottage for extended periods
👥Guest Numbers
  • Maximum occupancy is 8 guests — this is a firm limit for insurance and safety reasons
  • Day visitors are welcome — please let the host know in advance
  • No additional guests may stay overnight beyond those declared at booking
  • Parties and events are not permitted without prior written consent
💧Looking After the Cottage
  • Please treat the cottage as you'd treat your own home
  • Report any accidental damage to the host as soon as possible — honesty is always appreciated
  • Do not move furniture between rooms
  • Use the coasters provided — no wet glasses directly on wooden surfaces
  • Candles: use only in the holders provided, never unattended

  • The lane immediately outside the cottage can be narrow — pass slowly
  • If you arrive after dark, the driveway light is on a sensor — it will activate as you approach
  • In icy conditions (winter visits), the driveway can be slippery — grit is in the yellow box by the gate
